Kansas City Market Report for February 2011
Here's a breakdown on the housing market in the Kansas City area:
We saw a decrease on the average new home price in February ($279,802), which was 4% lower than the same month last year. However, the average existing home price for last month is 4% higher at $127,449 than one year ago.
New home sales decreased 22% from last year and 2% from last month. Existing home sales also saw a decrease...down 7% from last year, but up 4% from last month.
There is still a slight buyer's edge present in the new home market, existing home and combined markets. Interest rates are still at historic lows, but are predicted to rise in 2011...so if you're currently "on the fence" this information may be of benefit. Market Stats for Lakepointe in Shawnee, KS
Lakepointe has several homes available right now if you're looking to live in Western Shawnee. Lakepointe currently has 8 active homes listed for sale ranging in price from $189,950 to $299,000, four to five bedrooms/2+ baths available. Kansas City Market Report for July 2010
The numbers are out and overall, July brought what we as Realtors expected. With the expiration of the tax credit, home sales dropped. New homes decreased 67% from last month and existing homes decreased 39% from last year and 33% from last month.
However...we are starting to see home prices increase, which is excellent news. The increase is slight, but we'll take it. The average new home price for July is 7% higher at $331,567 than the same time last year. Most counties saw an increase in average sales price for existing homes this month over the same month last year.
There is still a slight buyer's edge present in the new home market, existing home and combined markets. Interest rates are at historic lows, but are predicted to rise in 2011...so if you're currently "on the fence" this information may be of benefit. Market Stats for Amesbury Lake in Overland Park, KS
Even though I live in Grey Oaks in Western Shawnee, I do make it out to Amesbury Lake, another Rodrock community in Overland Park, every once in awhile. I have some family and friends that live in the neighborhood and it's always fun to see and hear first hand what's happening in other parts of the Kansas City area.
Amesbury Lake is located off Quivira and 143rd Street, and includes Grayson Mills, Brookhaven and Windsor Ridge.
As of August 2nd, there are currently 11 active homes listed for sale, ranging from $265,000 to $349,500. Five homes have sold in Amesbury Lake since May 1st, ranging from $222,000 to $343,000, with an average sale price of $280,700.
Amesbury Lake is a great community in Overland Park. It features:

Kansas City Market Reports for June 2010
As a Board of Director for the Heartland MLS, I'm eager to share last month's home sales reports for the Kansas City area. Overall, the month of June was not bad in the world of Real Estate. Prices have increased slightly for both new and existing homes, sales for new homes are up, inventory for new homes is down, and supply for new homes is decreasing. On the flip side, new home prices in all Kansas counties were down and the inventory for existing homes was up.
Average Sales Price: For the month of June, the average new home price was $296,768, which was a decrease from the same time a year ago ($302,628). Existing home prices were at $167,487, an increase of 4% from last year ($160,734).
Home Sales: New home sales increased 23% from last year and 31% from this past May. Existing homes did see a hit, with a decrease of 5% from last year and 13% from May...most likely due to the ending of the tax credit program.
Inventory: New home inventory was down 37% and existing inventory is 13% higher than it was last year at this time.
Overall, the good news is that supply has continued to decline and is lower than June 2009. Even though there is a slight buyer's edge present in the new home market, the existing home and combined totals are nearing a balanced market. Market Stats for Shawnee, KS
Looking at the market stats per Trulia, it looks like we may be seeing some interesting effects of the tax credit over the next few months. The average listing price of homes in the Shawnee, KS area dropped .7% to $266,731 for week ending June 9th, though we did see an increase of 2.3% in the median sales price for the same area of $152,394 from March through May 2010.
With summertime now at hand, there are still some good deals to be had on homes for sale in the Kansas City area. Olathe and Prairie Village are the most popular zip codes at this time, but Mission, Lenexa, and Leawood are seeing an increase in activity as well.
